Holiday Cottage Rental Terms and Conditions


Special Covid 19 requirements.


Social distancing of 2 metres with other guests while on site which will be easy to do.

If you have any of the Covid symptoms please do not travel to the site and risk infecting others.

We always thoroughly cleaned our cottages, but in addition we have purchased certified disenfectant cleaners in bulk, we are supplying a spray bottle in each cottage with other cleaning products for you too use if you wish (these bottles are to be left in the cottage when you leave as we clean and re-use them). When we clean the cottages we do so in face coverings with gloves as well. Our linens are professionally cleaned and pressed and returned to us.

If you feel unwell at anytime, with symptoms of Covid 19 while on site you must leave immediately and not interact with anyone else. You should then contact us to let us know.

In the event the track and trace team contact us and we are forced to close, all bookings will have to be cancelled and no refunds will be given. Depending on the length of the closure we may be able to offer moving the booking to another time but that will be assessed on a case to case basis.

Any additional details about covid 19 requirements will be emailed to you with the confirmation email.

1.      Accommodation

The Wheelwright’s Workshop, The Old Stables and Gertie’s House:

There are king size beds suitable for two adults in the sleeping area and, if required (and not already on loan), a cot, high chair, and play pen  is available.

The Old Stables and Gertie’s House has a sofa-bed (small double bed size) in the lounge area.

The Stick House Cottage:

There is a double bed in the ground floor bedroom and a King size bed in the gallery bedroom. Also in the gallery bedroom is a small double bed settee which could be used by 2 small children. A child cot is also available.


Small pets are accepted in The Old Stables Cottage only. A pet occupation fee to cover additional cleaning costs of  £25.00 per booking must be paid with the final rental cost payment. Pets must never be left in the cottage alone and when in the grounds of the property must be kept under control and on a lead at all times. There is a dog poo bin in the main re-cycling area and the special ionising air filter unit provided in the Cottage must be kept on throughout the period of rental.


We request that guests do not smoke in any of the Cottages.

2.      Hire Period

All cottages can be rented from a minimum period of 3 days to a maximum period of 28 days.  For maximum customer flexibility rentals can commence on any day.  Online rates are shown at time of booking and there are different rates for the weekday and weekend.

For stays of 14 days or more please email us for a special quotation.

Arrivals and departures

We ask that accommodation be vacated by 10.00am on the day of departure. Arrivals are expected to be from 4.00pm but a key safe is fitted adjacent to the door of each cottage to assist with late or unsupervised arrivals and the key safe number will be noted on your booking confirmation.

3.      Bookings and Payment

For rentals a deposit of 25% of the hire charge is required.  If you are booking within 6 weeks of the start of your holiday you should send the full amount of the hire charge.

To reserve your accommodation we request you book online.  
If you book online you may either pay the deposit through PayPal, even if you do not have a PayPal account or Payments are also accepted via BACS (online banking) – please telephone or email for our account details. If you do not use the online PayPal facility to make your deposit payment, your reservation will be held for 48 hours pending receipt of your payment.

We will confirm your booking once your deposit has been accepted.

Any balance of the hire charge will fall due and a reminder sent 5 weeks before arrival, if full payment is not received by that time then that will be taken as a cancellation of the booking by you.

4.      Property Contents

The hirer is responsible for the property and its contents, and on departure it should be left clean and tidy as found. A fee may be requested to cover losses, damage and additional cleaning charges if the cottage is left in an unsatisfactory condition.

5.      Cancellation of booking by you

Your completion of a booking request and our acceptance of the deposit forms a legally binding contract whereby the full rental charge is due even if you have to cancel. However if the accommodation can be re-let a refund will be made less an administration charge. 

We strongly recommend that you take out a suitable insurance to cover cancellation of your holiday due to unforeseen circumstances.

6.      Cancellation of booking by us

If we have to cancel your booking in advance for any reason, you will be refunded the full amount of any deposit or booking fees paid and we will make our best efforts to help you find similar accommodation in the locality.

7.      What’s Included

8.     On arrival you will find a small supply of fresh milk, tea bags, coffee and sugar.

9.        What’s Not Included
Beach towels
A travel cot and highchair are available for an additional charge.

10.      Owners’ Liability
The owners shall not be liable for any personal injury, loss or damage which may be sustained by your party, guests or their property during the period of your stay.
Guests and members of their party should make their own insurance arrangements for personal property.
